Participating in real estate projects involves risks, although it is considered more stable when backed by a tangible asset. Our approach seeks to mitigate risks through:
- Pre-assessment of the market and the property
- Renovations with a fixed budget
- In-house teams and oversight of each stage
The estimated return is approximately 10% net in dollars per project, over a 4–5-month period. This percentage is an approximate projection and may vary depending on the type of property and market conditions. No specific result is guaranteed.

We operate in Florida, USA, one of the most dynamic real estate markets in the country. We select areas with high demand for renovated homes and resale potential.
A private participation agreement is signed with Looking South LLC, detailing the project terms, rights, responsibilities, and estimated return conditions. No public fundraising is undertaken, nor is Looking South acting as a financial entity. Each participation is determined privately, on a case-by-case basis.
The capital is deposited directly into the corporate account of Looking South LLC, exclusively designated for the agreed-upon project. All transactions are documented and reported.
Our in-house team includes a Realtor specializing in flipping and the local market, as well as qualified contractors for aesthetic and functional renovations. This allows us to maintain complete control over the project, its timeline, and its quality.
Yes. Many people who have already participated decide to do so again. You can join several projects a year and support the growth in a diverse way.
Yes. We send regular reports, photos, and updates. You can also visit the properties if you’re in the area or traveling during the development.
We always have backup plans, such as:
- Market-based price adjustments
- Temporary rentals
- Sale to other interested parties
No. Looking South LLC is not a financial advisor, does not offer investment products, nor does it conduct public capital raising. Our role is to provide consulting and networking: we connect clients with specialized professionals (Realtors, lawyers, accountants, Property Managers, among others) so they can make informed and confident decisions. All participation in projects or services is structured privately, on a case-by-case basis, and under individual agreements with the relevant professionals.
